Thoughtful Design Crafted Around the Way You Live

Our design approach is to identify the opportunity of what already exists, and then build on this by exploring and realising the possibility of what could be.

Good design is not just about how a home looks. It’s about how it works. The way your family uses and moves through it. The way it holds up to daily life. The way it connects with the landscape within which it exists. And the way it reflects the people who live there.

Many of the homes we design require old and new to work together – an existing layout reimagined, a heritage frontage preserved, a ground floor retained while everything behind it is rethought. Designing for that requires more than architectural skill. It requires knowing how the build will actually come together – where the structure allows change, where it doesn’t, and what that means for the budget. That knowledge is in the room from the first sketch.

Either way, the result is a home that feels entirely considered. Entirely yours.

But good design alone is not enough for a successful project. A practical approach to your project’s goals is equally vital. At MILEHAM, construction costs are estimated from the beginning of your project, and updated with each design phase – so you always know where your project stands before committing to the next step.

For us, it’s about delivering you overall project certainty, not just beautiful design.

Our Process, Your Peace of Mind

Whether you engage MILEHAM for Design Only, Build Only, or the full Design and Build, every project benefits from the same level of care and expertise. You choose how you engage. The standard doesn’t change.

The Conversation That Starts It All
It starts with a phone call. We listen to what you’re hoping to achieve, learn about your home (what’s working, what’s not), and give you an honest initial sense of what’s possible.
Milestones
  • No obligation. No cost. Just a clear and open 15 minute conversation.
  • A deeper understanding of who we are, and how we work with our clients.
  • Honest guidance on how your scope, timeline and project investment align.
Framing the Vision Onsite
We visit your home to understand your site, the structure and the opportunity. This is where your project begins to take shape.
Milestones
  • A complimentary assessment of your property’s potential and constraints.
  • Initial discussion of design direction, planning pathway (DA or CDC)) and recommended construction investment.
  • Provision of a Fixed Price Design Proposal
  • You’ll walk away with a true understanding of timeline and investment to achieve your goals – or what an alternative solution could be.
Design That’s Drawn to be Built
Our architecture team leads the design. Interior selections – materials, finishes, joinery and lighting – are developed as an integrated part of the process, not a separate phase. All design decisions are made with a genuine understanding of how they will be built and how the design aligns with the overall budget.
Milestones
  • Design developed with construction methodology in mind – every decision is grounded in buildability.
  • Updated build cost estimates provided at each stage of design development – giving you ultimate control over your project investment.
  • Interior selections guided and documented alongside the architecture, ensuring a cohesive result.
  • Budget alignment is continuous – no post-approval price shock.
A Clear Path to Approval
We manage the full approval process, documentation and submission, including all consultant coordination, preserving your time.
Milestones
  • DA or CDC pathway managed end to end
  • All third-party consultant requirements (surveyors, arborists, engineers, stormwater, etc.) coordinated.
  • You enter approval with confidence that both your design vision and construction investment remain secure.
  • Construction drawings prepared after approval, ready for your build quote.
One Team. No Handover. No Compromise.
The team that designed your home remains an integral part of your build. Our construction team brings the design to life, while our architecture and interiors teams stay closely involved throughout, ensuring nothing is lost between the design and the finished home.
Milestones
  • Backed by HBCF insurance and the confidence of a fixed price quote.
  • Weekly reporting and regular onsite walkthroughs keep you informed and involved
  • Design intent is preserved throughout construction – details don’t get value-engineered away
  • Vetted subcontractors and suppliers who meet MILEHAM’s impeccable standards of quality and empathy.
The Moment You Walk Through the Door
This is the moment it was all for. The front door opens, and the home you’ve imagined – the light, the space, the way every room connects – is real. It’s yours. And it feels exactly the way you hoped it would.
Milestones
  • Final walkthrough and detailed quality inspection completed together.
  • Every finish, every detail, every material selection – delivered as designed.
  • A home built on budget, on brief, and with nothing compromised along the way.
  • Not just a house that looks beautiful – a home that works for the life you’ve wanted.

Building with Care and Certainty

The rigour that defines how MILEHAM designs carries directly into how we build. The construction team that takes over from design already knows your project. Your brief. Your material selections. Your budget parameters. Nothing is re-explained. Nothing is lost.

From laying strong foundations to finessing the final handover, every MILEHAM build is delivered with the same exacting standard that defined the design process.

“I thought I knew exactly what I wanted until I spoke with James, whose suggestions opened my eyes to some design changes that turned out to be crucial in achieving overall living flow and aesthetic. His sense of proportion ensured the cabinetry sat beautifully within the new space.”
— Belinda, Darling Point, Eastern Suburbs
